1. About RERA
The Real Estate (Regulation and Development) Act, 2016 (RERA) was enacted by the Government of India to protect the interests of homebuyers, promote transparency, and ensure accountability in the real estate sector.
Under RERA, all real estate projects with a plot area exceeding 500 sq.m. or comprising more than 8 units are mandatorily required to be registered with the respective State RERA Authority before any marketing, booking, or sale.
2. Developer Registration
Janapriya Upscale Developers Pvt. Ltd. is registered with the Telangana Real Estate Regulatory Authority (TSRERA) as a real estate promoter.

4. Buyer Rights Under RERA
As a homebuyer, you are entitled to the following rights under the RERA Act 2016:
- Right to information — access to all project-related documents, approvals, and timelines
- Right to stage-wise possession — developer must hand over possession as per the registered schedule
- Right to compensation — claim interest and compensation in case of project delays or defects
- Right to refund — full refund with interest if the developer fails to deliver as per agreement
- Right to form a Resident Welfare Association upon possession of the project

Buyers are encouraged to independently verify all project registrations, approvals, and developer details on the official Telangana RERA portal.

6. Disclosures
All project information, floor plans, approvals, completion timelines, and specifications displayed on this Website are updated regularly to reflect registered details.
In the event of any discrepancy between the content on this Website and the documents registered with TSRERA, the RERA-registered documents shall prevail in all matters.
